Planning Application submitted for new build “best in class” offices in Exeter

A planning application has been submitted for approx. 24,000 sq ft of new build “best in class” offices in Exeter.

The application is for View Point, a new build 3 storey office building on the last remaining undeveloped plot within Pynes Hill Business Park, Exeter.  The offices are aimed at addressing modern occupiers’ awareness of Environmental, Social and Governance (ESG) criteria and will assist a business in reducing their carbon footprint.

Designed to be suitable as a headquarter building, but with the flexibility to be occupied on a floor by floor basis, the offices are targeted to achieve an Energy Performance Certificate (EPC) of an A grade, and a BREEAM Excellent standard.  If feasible, both an EPC A+ and a BREEAM Outstanding certificate will be achieved.

The striking design will provide an office of the highest standards of thermal efficiency, low carbon output, (offset by a significant photovoltaic solar panel installation), along with excellent occupier wellbeing and comfort.

Wesleyan Assurance Society, a financial services mutual,  is the landowner and hassubmitted the planning application in response to interest for the whole building.

Tom Holland of Wesleyan commented, “As an institutional Landlord, Wesleyan is  acutely aware of the ever-increasing demand for innovative workplaces where ESG credentials are placed at the forefront of the design process.  View Point will be one of the first in the Exeter region to meet the new Biodiversity Net Gain national standards, and we are extremely proud to submit an application for a new development which has all the characteristics of a ‘best in class’ office building.

Summerfield Developments (SW) Ltd have worked with Wesleyan to Development Manage the process and have worked in conjunction with Wesleyan’s marketing agents Hugo Tillotson of Maze and Andrew Pearce of Pearce Property Consultants, along with architects LHC.

“This is a superb opportunity for an occupier to move into new offices that will reduce their carbon footprint and operational running costs, whilst providing staff and clients with exceptional surroundings”, remarked Ben Trickey, Director of Summerfield.  “We know from past experience that a building of this nature will significantly help on many tangible scales, but will also help with the more intangible areas of staff retention, staff well being and staff recruitment.”

For further information on the proposed offices, please contact Maze, Pearce Property Consultants or Summerfield.

Summerfield Welcomes Dulux Decorator Center to Bristol Business Park

Summerfield Commercial is delighted to announce the successful letting of a newly refurbished industrial unit on Eagleswood Business Park to Dulux Decorator Centre.

The property is situated on the prominent and well-established business park, located less than one mile from Junction 16 of the M5 and in close proximity to the Bristol M4/M5 interchange.  The business park offers a well established industrial and trade location, with excellent transport links to the motorway network and Bristol City Centre.

Dulux Decorator Centre will be joining nearby occupiers on the park who include Denmans, Sunbelt Rentals, Focus Training, Rexel and Carpetright.

Jason Sayle, Head of UK Real Estate for Dulux Decorator Centre said: We are excited to add the new store to our network. It’s going to be a real asset to the local community, making Dulux Decorator Centre more accessible to our customers in the area. We very much look forward to trading out of Eagleswood Business Park.”

Will Grant, Divisional Director – Portfolio Management, Summerfield Commercial, said:We are delighted to welcome Dulux Decorator Centre to Eagleswood Business Park and wish them every success here.  This is the second Summerfield Commercial owned property Dulux now operate from, reflecting the great relationship we have built over recent years.”

Tom Watkins, Director – Industrial & Logistics at Colliers said: “We’re really pleased to have secured the letting of Unit 3 so soon after launching the building to the market, setting a new record headline rent for the business park. This is a testament to Summerfield for their decision to speculatively commit to a programme of refurbishment works, which limited the void period and allowed us to secure rental growth, despite the economic slowdown.”

Summerfield Commercial welcomes award winning architect to Viney Court

Summerfield Commercial are pleased to have handed over the keys to the newly refurbished Suite 201-202 at Viney Court, to the award winning architects Stone + Partners Architecture.  As a result of the post-pandemic changes to working patterns, Stone + Partners decided to take a more flexible approach to the way they work which has prompted a change of offices.

Summerfield Commercial presented a great opportunity in a sought-after location by subdividing a large open plan office into two smaller suites. This allowed Stone + Partners to occupy a reduced space in a modern working environment with the advantage of having allocated parking in a central Taunton location, 24/7 access and excellent travel routes.

In 2009 whilst Summerfield were renovating Viney Court & Victoria House, Stone + Partners assisted with the architectural design of the two buildings and so we are delighted to welcome them back into a space they helped create.

Nick Ratcliff, Director at Stone + Partners Architecture commented;  Stone + Partners Architecture are delighted to take possession of the keys to our new offices in Viney Court, moving into a building developed by our good friends at Summerfield Developments (with a little help from us!) back in 2009. Designing workspaces to help organisations adapt to changed requirements has long been a valued service we provide to others. Now we look forward to relocating from our existing premises to a more flexible workspace, to suit the future development of our own practice.

Will Grant, Portfolio Manager for Summerfield Commercial commented; It has been a pleasure working with Stone + Partners Architecture.  Viney Court forms part of a courtyard of refurbished brick buildings formerly used as a factory by Van Heusen Shirts.  The building maintains many of the original features and now provides modern, open plan offices with good natural light and a distinctive loft style.  Summerfield Commercial are delighted to have created a flexible workspace which suits Stone + Partners current and future business needs.

The 200,000 sq ft (18,500 sq m) site features industrial warehouses, distribution depots, workshops, trade counters, offices and small employment units with planning consent in place for further uses including logistics, manufacturing and health, as well as frontage and road side options.

New Generation McDonalds Restaurant handed over

A new generation 140 seater restaurant and drive-thru has been successfully practically completed on Westpark 26 business park at Chelston, Wellington.  Developed by Summerfield, the new McDonalds building has been pre-fabricated off site and delivered in six sections, was assembled on site with the Phase 2 works being completed on Monday 7 December 2020.

Working with Devon Contractors, McDonalds and Elliott, (who made the pre-fabricated building), Summerfield have completed the Phase 2 works, allowing McDonalds to open the restaurant and Drive-thru on Wednesday 9 December 2020.

The opening will generate 65 new full time and part time jobs (45 full time equivalent positions).  McDonalds have been recruiting and training staff to be able to open so soon after the building is completed.

“We are excited to be part of this development and look forward to the new jobs our restaurant will create, and the investment it will bring to the local area”, commented a McDonald’s spokesperson.

McDonald’s will join the Costa Coffee drive thru and restaurant, The Skylark Pub, along with a Subway and a Budgens convenience store as part of the BP petrol filling station.

“Summerfield are delighted to welcome the opening of the new McDonalds on Westpark – and the new jobs it has bought with it.  The new generation design of building looks great and will provide additional amenity to those already working on Westpark and Chelston, as well as the surrounding area.”, commented Ben Trickey, Summerfield’s Commercial Director.

“Summerfield are now close to submitting a planning application for further terrace units for industrial and trade counter uses on the neighbouring plot.  We already have two units Under Offer and these will add to the mix and range of uses on Westpark – bringing with them new job creation.”
