Affordable Homes Plan For Village

February 2009

Thirty affordable homes could be coming to Winscombe.

It has been compiled by English Rural Housing Association (ERHA) and Summerfield Developments after a survey revealed a large need for cheaper housing in the area.

A consultation event will be held in the village at the end of the month to find out what residents think of the idea.

The plans include building four two-bedroom flats, 16 two-bedroom houses and 10 three-bedroom houses in Well Close near to Winscombe Woodborough Primary School.

One third of the properties will be social-rented accommodation ERHA and one third will be sold on a shared ownership basis.

The remaining third will be discounted open market homes, which means they will be sold at a lower price on the condition this discount will apply to any re-sales.

This means homes owners wanting to sell will benefit from any increase in house values, but future buyers continue to get a similar percentage discount.

This concept is the basis of My Home, a branch of Taunton-based property company Summerfield Developments that is dedicated to providing affordable homes.

Bosses of the business approached ERHA after identifying Winscombe as a possible site for an affordable housing scheme.

If the project goes ahead, the homes will be allocated to people with a connection to the parish though residency, employment or close family.

All the properties will also be kept as affordable and will never be sold on the open market.

The consultation event will be held at the community association building in Sandford Road, Winscombe, on January 26 from 3.30-7pm.

Those attending will be able to look at the proposals, make comments and influence the design and layout of the project.

They will also be able to register an interest in one of the new homes.
