Chelston Business Park proves popular

Later this month Summerfield Developments are set to complete Phase 2 of their Chelston Business Park, which adjoins Junction 26 of the M5 at Wellington, following a successful sales campaign which saw the complete development sold off plan in only 18 months.

Tim Western of King Sturge, who are marketing agents on the scheme with local agents Humberts and Alder King said ?Phase 2 has been a resounding success with all 33 units totalling 86,000 ft? now sold or in solicitors hands since its launch in Autumn 2003. The Chelston Enterprise Centre was the first to be occupied within Phase II providing accommodation in sizes of 500 ft? or 750 ft?, which proved popular with local small businesses. Other units varied from 1,500 ft? to 20,000 ft? providing high quality accommodation for job creation and retention. Sale prices were achieved close to the quoting prices of £65 to £75 per square foot?.

Among the local firms who have chosen to re-locate to Chelston include Traditional Toys whose business quite literally grew out of their potting shed, engineering firm ProCo and sports field maintenance company WT and RJ Jones who relocated from Wiveliscombe to a purpose built unit at Chelston.

Also, a number of creative property solutions has enabled occupiers to transform their industrial units into bespoke office suites, including Somercourt Office Interiors, Abbey Alliance, who operate a mortgage call centre for 20 staff and Synertec, who operate in the postal distribution market.

James Young, Development Surveyor at Summerfield Developments, commented ?The success of the Business Park has been partly due to the proximity of the M5 Motorway, which is less than a mile away, the availability of freehold but also the work of the Bridgwater based architects Brewer Smith Brewer in developing an attractive themed design has been enhanced by a number of occupiers keen to establish strong corporate identities.

James Young felt that the ?personalised approach? to meeting local business needs had paid dividends for Summerfield.

Within this part of Somerset there is clearly a major demand for well designed and well constructed units that are available freehold. As a local company ourselves we have been working hard with the local authority to really deliver what local businesses need and the success at Chelston shows that we must be getting there.?
