Proposed “My Home” development at : Comeytrowe Road, Taunton - by Summerfield Developments (SW) Ltd

The plans show preliminary details of a proposed scheme for owner occupied, financially accessible homes to be located on a site to the west of Comeytrowe Road, within the parish of Trull.

They give an indication of how the site could be developed as well as showing the type of homes that could be provided.

It is envisaged that the scheme will provide approximately 58 homes with a mix of 2 bed houses, 3 bed houses and 2 bed flats, all to be provided for sale at a discounted price under Summerfield Developments’ “My Home” affordable home scheme.

PRELIMINARY DESIGN CONSIDERATIONS

Existing Road

Initial thoughts are that the existing road should be traffic-calmed, to discourage through traffic and to create a more pedestrian-friendly environment for the existing and proposed houses.

The existing bend in Comeytrowe Road, at the southern end of the site, reduces speed and pinch points can be introduced along the road to create further traffic-calming features, to slow down traffic entering the residential area.

Development Form

The existing properties along Comeytrowe Road look west across the relatively narrow road into an existing hedge with views at first floor across the site.

If the site is developed, then it is considered that the existing properties should not be expected to look into the rear gardens of a new development and that the new housing should be integrated with the existing.

The proposals therefore envisage the provision of an area of public open space between the new and existing houses, incorporating a new footpath adjoining the traffic-calmed road. This will reinforce the residential nature of this section of Comeytrowe Road and link the new and existing housing.

Development within the site can be given a sense of identity by providing an access road linked to residential squares with further footpath links to Comeytrowe Road.

The existing footpath from Comeytrowe Road, which runs along the southern boundary of the site to link to the footpath from Dipford Road to Higher Comeytrowe Farm and Rumwell, can be easily incorporated into the proposals and will form an attractive, overlooked and safe footpath link through the scheme.
